Naylors Gavin Black has secured the letting of a 63,000sqft warehouse in Durham to Flooring Superstore, a growing flooring retailer relocating from Shildon.
The company is consolidating operations from multiple smaller units at South Church Enterprise Park into a new sustainable facility at Connect, part of the wider Integra 61 development just off the A1(M).
The move will streamline operations and support the company’s planned expansion. The unit forms part of Sunrise Real Estate’s pan-European portfolio, which spans nine countries and more than 20m sq. ft.
Naylors Gavin Black was appointed as joint letting agent on the Connect scheme in September 2024, alongside CBRE and Avison Young.
Three units remain available at the scheme, ranging from 43,000 to 298,000 sq. ft. The largest, a 298,000 sq. ft. warehouse with 15-metre eaves, 25 dock-level and two level-access doors, is the biggest speculatively built industrial unit in the region.
Connect forms part of the wider 205-acre Integra 61 site, home to a 2 million sq. ft. Amazon Fulfilment Centre, as well as Costa, Greggs, and residential, leisure, and care facilities. The development is expected to generate 4,000 jobs and inject £2 billion into the local economy over the next decade.

The north east is unfortunately not blessed with units of this standard at affordable prices. As soon as we saw this particular warehouse we knew it was the one for us.
“With the motorway access so close and the distance to our existing warehouses also not too far away, it was ideal for us to remain within driving distance of existing Distribution Centres and remain local for all our existing members of staff, which was very important to us. To be able to expand sustainably and offer our warehouse staff better working environments is a win-win.”
